Accruent, a leading real estate management solution provider, announced last month that it had acquired FAMIS Software, Inc., a pioneer of facilities management solutions, in an all-cash transaction. Terms of the deal were not announced. The acquisition enables Accruent to expand its solution footprint and provide a complete Real Estate and Facilities Lifecycle Management (REFLM) solution to its retail-heavy client roster while gaining a foothold in several new verticals – including higher education and the public sector. The deal highlights two major trends in the marketplace: the rising demand for holistic REFLM solutions and consolidation of a highly fragmented solution provider landscape.

Accruent boasts expansive functionality to help retailers manage real estate through the full lifecycle. The platform includes project management for new store openings, asset management, market planning, and lease administration. Accruent also partners with MapInfo for network and clustering functionality used to identify optimal site locations in various markets. Recognizing the complexity and nuances associated with terms in leases, the software vendor has a large team of offshore resources to help retailers migrate from paper-based contracts to an electronic format. The company’s latest release, Accruent 7, features visualization to increase usability, and a business intelligence engine from Business Objects to better analyze business performance.

Retail Real Estate is often considered a “fixed expense,” and although management of this critical asset has received C-level attention in the enterprise, it still has not been viewed as an opportunity for revenue and profit improvement.
